In this post we discuss the different types of small business insurance and how to choose the policies that are right for your business. We will also provide tips on how to get the most out of your insurance coverage.

Small business insurance is an important investment for any business owner. It can protect your business from financial losses in the event of a loss, such as a fire, theft, or lawsuit. However, with so many different types of insurance available, it can be difficult to know which policies are right for your business.

There are many different types of small business insurance available, each designed to protect your business from a different type of loss. Some of the most common types of small business insurance include:

Property insurance: This type of insurance covers the cost of replacing your business’s property in the event of a loss, such as a fire or theft.

Liability insurance: This type of insurance covers the cost of legal fees and damages if your business is sued.

Workers’ compensation insurance: This type of insurance covers the cost of medical expenses and lost wages for employees who are injured on the job.

Business interruption insurance: This type of insurance covers the cost of lost revenue and expenses if your business is forced to close due to a loss.

The type of insurance that you need will depend on the size and type of your business. For example, a retail store will need different types of insurance than a construction company.

It is important to speak with an insurance agent to determine which policies are right for your business. The agent can help you to compare different policies and find the best coverage for your needs.

Tips for getting the most out of your insurance coverage:

Read your policy carefully and understand what is covered. Ask your agent for particular claim scenarios or concerns.

Keep your policy up to date with your business changes. It’s on you, not on the insurance company or agent.

File a claim promptly if you have a loss. Again, this is what you must do in case of a claim: promptly notify the carrier and mitigate the loss, otherwise, risk not getting paid the damages

Review your policy annually to make sure that it still meets your needs. Timely report all new operations/services/activities to make sure it’s still covered. Get everything in writing and retains records forever. If records are in digital form, create secure backups off-premises (dropbox, google drive, email, etc.

By following these tips, you can get the most out of your small business insurance and protect your business from financial losses.

Small business insurance is an important investment for any business owner. By understanding the different types of insurance available and speaking with an insurance agent, you can choose the policies that are right for your business and protect your business from financial losses.

You may notice a difference in the cost for landlord insurance versus homeowners insurance, and there is a reason for that: There are unique risks associated with renting your property to others. When renting out your property, understanding the difference between landlord insurance and homeowners insurance can help make sure that you have the coverage you need to avoid unexpected out-of-pocket expenses.

Landlord Policy vs. Homeowners Policy

There are several key differences in the coverage provided by landlord insurance and homeowners insurance. Understanding these differences can help you choose which coverage best suits your needs.

Irregular or One-Time Short-Term Rentals

If you make a spur-of-the-moment decision to rent out your primary home for one weekend, your homeowners insurance may not fully cover you. Speak with us about your plans. Some homeowners policies may cover brief one-time rentals, or you may need an endorsement or rider added to your policy to provide the protection you need (such as short-term home-sharing endorsement coverage).

If that one-time rental turns into something you do on a regular basis, your homeowners policy likely won’t provide the protection you need – and you’ll want to get specific coverage for your short-term rental. This is where many people become accidental landlords: by renting out their home a few times every year through home-sharing services. But if you rent out your home on a regular basis, landlord insurance might be right for you. It helps protect the structure of your property and your household furnishings in the rental property. It can also cover liability for bodily injury or property damage that occurs from the use of your property, and for medical costs if someone is hurt on your property.

Long-Term Rentals (One Month or More)

Long-term rental coverage can be complicated. Think of it this way:

You’ll want landlord insurance: any time you are renting your entire premises long term and you are not occupying it.

You’ll want homeowners insurance: if you have a renter staying in part of your home while you still occupy it. Check with us to see if your homeowners policy will cover your situation.

Long-term stays can mean more wear and damage to the property, as well as a higher risk of injury on the property (long-term tenants spend more time there and may be more likely to have visitors). If you aren’t covered, you could face the expenses of repairs, legal fees or medical bills.

Vacation Home and Investment Property Rentals

Homeowners insurance is designed specifically for occupied primary residences. According to Insurance Information Institute, properties that are left vacant for most or part of the year require their own special insurance (such as vacant home coverage). If you’re renting out your property regularly, you’ll need landlord coverage.

As noted earlier, landlord coverage is designed for these situations because it covers premises damage, liability concerns and some personal property, such as appliances and lawncare equipment. Without landlord insurance, you won’t have proper coverage for long-term rentals.

Landlord vs. Homeowners Insurance Cost

There is a difference between the cost of landlord insurance versus homeowners insurance because of the specialized protections that landlord insurance offers against the unique risks associated with renting your property.

The protections offered in landlord insurance can make it a worthwhile purchase. Rental compensation will typically help keep you from losing income if the rental property becomes temporarily uninhabitable, such as during repairs after a kitchen fire. If a tenant or their guest gets hurt on the property, landlord insurance can cover your legal fees and any covered damages if you are found liable for their injuries.

Do You Need Landlord Insurance or Home Insurance?

If you are thinking about temporarily renting out your property (for instance, as a weekend or short-term vacation home), be careful not to become an accidental landlord; your homeowners policy may not cover resulting damages, losses or liabilities from that rental experience. Not having the correct coverage might be costly, as you could be responsible for any related medical bills, legal fees or property damages that occur.

Get a Quote for Homeowners or Landlord Insurance

If you’ve realized that you may be an accidental landlord, don’t panic. The first step to getting the proper coverage is to contact us to find coverage that works for your situation.

Getting landlord insurance or additional coverage may make you eligible for some savings when you bundle new coverage with existing policies. Take the first step to getting the coverage you need. Contact us to get a quote today.us

Insurance Needs for Single or Single with Roommates

Whether you rent or own, whether you live alone or with roommates, you should have an insurance policy to cover your home and possessions, as well as the necessary car insurance. Your guests, your roommates, and their guests can all cause damage to your home or car (and so can you, for that matter).

Car Insurance

If you’re living with roommates, your insurance company may want you to add your roommates to your car insurance policy, just in case they drive your car and end up in a crash. Be sure to check with your insurance company. The last thing you want is for your roommate to cause damage to your car that your insurance won’t cover.

Home Insurance

If you’re renting, the person on the lease typically purchases the renters insurance. If both your names are on the lease, you’ll need separate renters insurance policies. Most insurance companies will not write one policy for unrelated friends.

If one name isn’t on the lease and that person doesn’t have a policy, the possessions they keep in the home are likely still covered by the policyholder’s insurer.

Yet, any possessions lost, destroyed or damaged outside of the home may not be covered . If this person’s phone was stolen while they’re out, for instance, it wouldn’t be covered.

To have off-premises possessions covered, the policy-holder would have to buy an insurance endorsement to provide their roommate with off-premises possessions and liability protection.

If one person has bought a place and the other roommates are paying rent to them—think Blanche and the other Golden Girls—the owner should get a homeowners insurance or condo insurance policy, and the renters should each get a renters insurance policy.

Insurance Coverage for Unmarried Partners

Nearly every state requires insurance companies to recognize and provide coverage for domestic partnerships. But whether you need to register officially as domestic partners depends on the insurance company. Each insurance company might require something different to confirm the domestic partnership. If you or your significant other are not domestic partners, you may need to buy separate insurance policies, the way roommates would.

Car Insurance

Sharing your home with someone doesn’t necessarily mean that you are sharing your car with that person; but if you are, you’ll need to update your car insurance.

You should discuss your driving record with your partner. If one of you has a bad driving record, their premiums could be higher. For this reason, the two of you may want to keep your auto insurance policies separate. But, you might be eligible for a discount if you combine your car insurance policies into one.

Home Insurance

If you are cohabitating and registered as domestic partners, it’s required to have both names on the home insurance.

Insurance Options for Married Couples

Once someone becomes married, this means they will usually begin to share assets with their spouse, like a home and car. It is important to know what you need to do to ensure your assets are protected at all times.

Car Insurance

Once you get married, you and your spouse need to be on the same car insurance policy. This way, if one of you drives the other’s car and gets into an accident, you’ll still be covered. And, you’ll likely receive a discount for combining policies.

If your spouse has a terrible driving record, this could dramatically increase your insurance premiums. In some states, such as California, you could exclude your spouse from your car insurance by adding a named driver exclusion endorsement to your policy.

The excluded driver wouldn’t be allowed to drive your car. If they did, and then needed to make an insurance claim, your insurance company wouldn’t be required to pay the claim.

Some states, such as New York and Virginia, don’t allow you to exclude anyone in a household from your policy.

Home Insurance

The moment you get married, your spouse is covered by your homeowners, renters or condo insurance, so long as your spouse lives in the household with you. You should still inform your insurance carrier of the good news.

Make sure that you reevaluate your coverage to determine whether it’s enough to protect any additional possessions. If, for example, the engagement ring and wedding bands are worth more than what your valuable items insurance will cover, then consider adding extra coverage for those items.

Insurance Changes After Separation or Divorce

Becoming recently separated or divorced is a challenging time for couples. Understanding the necessary steps in updating your insurance coverage will help ensure that all assets will be protected properly.

Car Insurance

You’ll also need to get a new title issued for your car if both spouses were previously listed as owners. If there’s an accident, the other driver will go after the car owner, not the driver.

If you and your spouse cannot agree on a resolution for your car, you may need to negotiate this through the divorce court. You can’t just remove your ex from the insurance policy, either, because most insurance companies want a signature from each person to acknowledge the change.

Note that your car insurance discounts may disappear, particularly those tied to multiple drivers and vehicles.

Home Insurance

If you are married but separated—meaning that you no longer share the household with your spouse but are not officially divorced—you are no longer considered an insured on the policy.

If you still have possessions at the home you shared with your spouse, but there’s a fire in the house that causes damage to your possessions. Your spouse will receive the reimbursement check for those damages, not you. So, if you move out, take your belongings with you.

If you and your spouse are divorcing and one spouse is keeping the home, the other will need to sign a quit claim so that the deed to the home can be reissued in the sole owner’s name.

The homeowners insurance policy is tied to the deed to the property, so if both spouses’ names are on the deed, you can’t just remove them from the insurance policy.

Insurance Next Steps for People Who Are Recently Widowed

The death of a spouse can be one of the most difficult life experiences many of us will ever have to face. It’s a huge adjustment. Knowing that you have the protection you need, and are not paying for coverage you don’t, may help provide some peace of mind.

Car Insurance

If your spouse is named on the policy, you’ll need to change the policy to your name only. This can be done immediately — even if you need to re-register the car and haven’t done so yet. (Check with your state Motor Vehicle Department to verify requirements.)

If you plan to keep your spouse’s car, you’ll need to know when you should keep full coverage and when you can suspend it. It will be important to understand who can drive the car and be fully covered in case of an accident.

If you do sell the car, let your insurance company know on what date that will take place. They can stop your coverage at the right time, and you won’t wind up paying for insurance on a car you no longer own.

If you have one car, and your spouse was the only licensed driver, you may decide to keep that car and arrange for someone to drive you occasionally. In that case, your insurance company will explain how to handle the insurance.

Home Insurance

Even if your spouse’s name is still on the deed to the home, it should be removed from your insurance policy.

If you decide to establish joint ownership of your home with a son or daughter, it may be appropriate to list your child’s name, along with yours, on the policy. There’s a difference in how this is handled; it depends on whether the son or daughter lives with you. Talk to your agent or insurance company so you can be confident the policy is written for your specific needs.

If you plan to sell your home, or if you’ll be moving from a house to a condo or apartment—talk to your agent or insurance company. They can help ensure you have the coverage you need for your new situation.

Sometimes a house in transition remains vacant (which means there is nothing in it, not just that it’s unoccupied) for a significant period of time. Be sure to tell your insurance company if this is or will be your situation. It’s important that your home is covered, even if it’s empty.

Umbrella Insurance

Umbrella insurance policies increase liability coverage for both your homeowners and car insurance policies. As with your other policies, you should review your umbrella insurance policy during any life change. If you combine households, you may need more coverage, but after a divorce, you may need less coverage.

Whenever you go through life-altering events, it’s a good time to reassess your insurance coverage.

A process to support and engage your workforce that focuses on safety and wellness can help employees adopt a healthier lifestyle, both at home and at the workplace.

Employers have long recognized the importance of programs to retain talented and experienced employees. Increasingly, employers are also adding workplace wellness programs as a tool to help promote their employees’ overall wellness.1

According to the 2015 Travelers Business Risk Index, 60% of U.S. businesses worry about medical cost inflation. Given that the average worker can spend up to half of their waking hours on the job, employers are recognizing the role they can play in promoting the health and wellness of their employees, including helping them prevent or manage some chronic health conditions.

An Expanding Focus on Wellness

While most companies offer general safety training and are beginning to embrace the importance of a culture of safety, health and wellness programs are often less defined. Companies are beginning to consider implementing wellness programs to support the health and well-being of their employees.

“By considering employee safety and wellness holistically, business owners have exciting opportunities to reduce the potential for accidents, improve return-to-work outcomes and better manage overall medical costs,” says Marty Henry, Senior Vice President, Risk Control. “For example, we’re working with many of our customers with trucking operations to encourage them to address the importance of driver health and wellness and consider the impact that may have on overall loss and medical costs.”

Creating a Program to Support and Engage Employees

Supporting and engaging your existing workforce includes promoting safety and encouraging a healthy lifestyle, both inside and outside of the workplace. There are three key elements to consider:
Injury and illness prevention programs: These programs can identify common injuries and illnesses related to the specific position, and recommend preventive measures.

Safety leadership and safety culture: This is an opportunity for the organization’s leadership to lead by example, demonstrating the importance of a culture of safety across all operations.

General safety training: This includes many of the traditional safety practices and programs that employers offer.
Following an injury on the job, it is important to have a plan for returning employees to work as soon as they are medically able to return. How you manage injuries can impact business continuity. Many carriers offer post-injury management process designed to assist employers in supporting the injured employees from the moment they are injured through their return to full duty.

A transitional duty program can help:

Employees to receive prompt, quality medical care.
Keep employees at work, allowing the company to get meaningful, productive work done while the employee recovers.
The employee, employee’s medical provider, employer and insurance professional to work together to help the employee to return to work as soon as possible.

Health and Wellness Programs

One study found that half of all adults in the U.S. – 117 million people – have one or more chronic health conditions and/or illnesses2. Common chronic health conditions can include, but are not limited to, obesity, diabetes, hypertension and sleep apnea. By offering wellness programs in the workplace, companies can help create a healthier workforce, improve productivity and potentially reduce the cost of medical claims3.

There are two key components of a health and wellness program: helping employees identify and manage chronic health conditions, for example, by offering information to educate the employee about various chronic conditions, and helping employees to prevent future health conditions and illness by promoting healthy behavior, such as exercise and smoking cessation. For more information on starting a workplace wellness program, visit the Centers for Disease Control and Prevention website.

Health and wellness programs are most effective when they are customized to the specific workforce or to the individual employer’s needs. Programs range from weight loss and healthy eating initiatives to on-site flu clinics. Employees can also bring home some of the safe and healthy behaviors they learn at work, so they can continue their healthy living in both their personal and professional lives.
